The story of K10

A private villa on the edge of Como

K10 sits on the hills of Lipomo, a few minutes from the lake, where the calm of the Como countryside meets contemporary design. Around the villa, the centuries-old olive trees and palms at the entrance, the orchard at the back and the wide lawn around the pool make a garden to enjoy from morning to night.

Christian, the owner, wanted a villa where every guest finds everything they need from the very first moment. On arrival we welcome you in person and show you around; throughout your stay we are on hand on WhatsApp.

    When the lights come on

    At sunset the garden changes. One by one the lights pick out the centuries-old olive trees, the palms, the pergola and the façade, and guide you all the way to the pool and the hot tub.

    This is when K10 is at its best: dinner under the pergola, a warm soak beneath the stars, a last glass on the terrace. Christian wanted lighting cared for in every detail, so the villa is just as beautiful to enjoy after dark.

      How do I book?

      Choose your dates in the booking form and fill in the fields: WhatsApp opens with the message ready, so all you have to do is send it. The owner replies personally with availability and all the details. Your stay is confirmed only after that reply.

      Is a deposit required? Can I cancel?

      When you book directly with the owner, no deposit is required and cancellation is free.

      How many guests can the villa host?

      Up to 6 guests. The villa has 300 m², 3 double bedrooms and 3 bathrooms.

      What are the check-in and check-out times?

      Check-in is in person between 17:00 and 19:00: we welcome you and show you around the villa. Check-out is by 10:00.

      Are pets allowed?

      No, pets are not allowed.

      Can we hold parties?

      No, parties are not allowed at the villa.

      Is the villa just for us?

      Yes. You have exclusive use of the whole property: the house, the garden with centuries-old olive trees and palms, the pool, the hot tub, the sauna and the gym.

      Is the pool open all year?

      The pool is seasonal. The hot tub is heated, the sauna is in the garden and the gym is on the lower floor, next to the taverna.

      Is there parking?

      Yes, parking is private, within the property.

      How far is the villa from Como and the lake?

      By car, Como is about 9 minutes away, Lugano 39, Bellagio 44 and Varenna 59. Milan and Malpensa airport are about 50 minutes away.

      Can we cook and eat outdoors?

      Yes. The kitchen has a large island with an induction hob and every appliance. In the garden there is a gas barbecue, a pizza oven and the pergola for dining outdoors.

      Is there Wi-Fi?

      Yes, Wi-Fi is free. The house also has smart TVs and integrated home automation.

      Where exactly is the villa?

      In Lipomo, in the hills on the edge of Como. The exact address is shared once your stay is confirmed.
